Pricing Brief - the weekly read
One page. The recommended weekly rent, a confidence band, the closest comps with distances, the bedroom-specific suburb median, and a one-line market context. Designed to be read in under a minute and quoted at the front desk.
Pricing Deep Dive - the position document
Cohort analysis, lease-up curves, sensitivity scenarios at -10% / midpoint / +10%, BTR competitor cross-check, 6/9/12/15/18-month lease-term matrix, and a written rationale. Built to sit inside a board paper, an IC memo, or a refinance binder.
Catchment, not corpus
Every recommendation is bounded by a real local catchment - default 3km, configurable. Auditable comp set, no national pool, no cross-tenant data sharing.
Signed and traceable
Every Brief and Deep Dive carries a run-id, the comp set, the model version, any overrides applied, and the named human who reviewed it. So a number from six months ago can still be defended six months from now.
